Seedley South Block Improvement & Homeswap Scheme

BlockImprovementSchemeThe Seedley South Block Improvement and Homeswap Scheme commenced on site Monday 14/01/08. Cruden Construction Ltd, one of the Councils partner Contractors are carrying out the work which is expected to complete by February 2009. The work is free of charge to property owners and benefits 174 properties, mostly Victorian terraced and garden fronted property in the heart of Seedley & Langworthy.

The scheme is being delivered in line with the Seedley South Neighbourhood Strategy which identified the area as a priority for block improvement works within the Seedley and Langworthy area.

It is intended that the works will enhance the local environment and encourage further private investment into the area. Salix Homes are also working closely with our partner RSL’s Great Places Housing Group and Irwell Valley Housing Association to lever in further investment into the social rented stock in the neighbourhood and improve the overall quality and choice of housing.

Alley-gating

Alleygating2A total of 36 alleyways have been gated in the Seedley and Langworthy area benefiting 1104 properties.

A further 3 alley-gating schemes are due to be completed in the near future benefiting 65 properties.

The schemes are in the following streets:

1- Middlebourne / Southbourne Street

2- Ashley / Rostherne Street

3- Haven / Milford Street

Chimney Pot Park, Development – Urban Splash

UrbanSplash1Award winning developer Urban Splash are behind some of the UK’s most exciting urban regeneration projects.The truly innovative upside down development is well under way, which will be transforming 385 Victorian terraced houses into innovative, affordable and contemporary homes.

UrbanSplash3The traditional fronts have been retained and restored while inside living spaces have been remodelled. Large open plan living rooms have been created upstairs with the back of the houses replaced with a fully glazed elevation looking onto private communal gardens.

Approximately 250 of these houses have been completed and most of them are occupied. The rest of the houses will be completed by the end of 2008. 90 of the properties have been assigned for First Time Buyers under the First Time Buyer’s Initiative as part of the government’s Homebuy scheme.

Emmanuel Church

EmmanualChurchA new landmark church and community space is to be developed on Langworthy Road, which will play a major role in

the newly renovated Seedley Village.

Using nationally acclaimed architects Sarah Hare Maccreanor Lavington, there will be space for up to 100 people to worship as well as a sports hall and café. The scheme will also include 20 quality apartments created by Salford First and will complement the newly refurbished shops opposite.

Design Progress

Savings had to be made to the project earlier in 2006 as a response to funding issues on both the Church/community centre and the residential block. This has included reducing the size of some of the internal spaces but this hasn’t impacted on the proposed range of facilities.

The development also includes, Church and separate Chapel, coffee bar, dining catering kitchen, two meeting rooms, art and craft room, offices for rent to voluntary groups and 22 apartments.

Contractor selection

The consultants, PDW and Great Places Housing Group identified an initial long list of more than twenty contractors for consideration. On the basis of consultant feedback and contractors’ interest in being considered for the project, a list of 10 suitable contractors was identified. From this list a shortlist of contractors were identified for interview. Interviews were held with representatives from the Church, Consultants, PDW, and Great Places and a shortlist of five contractors has been selected. Gleeson’s Construction Ltd were the winning contractors.

Programme

The construction is in full swing and completion is now to be advised, hopefully by the end of the year.
